We have therefore introduced a number of services to make the lives of our landlords easier ensuring that the returns on their investments are maximised.

As members of the Association of Residential Letting Agents (ARLA), and the Royal Institute of Chartered Surveyors (RICS) we are able to offer expert professional advice. We are also governed by codes of conduct, which ensures that landlords can relax in the knowledge that any rents collected or deposits paid are held in secure client accounts, regulated by the RICS and ARLA.

TENANT FINDER SERVICE

Following instructions to let your residential property we will:

• Inspect and advise on the rental value, furnishings, safety and related legislation
• Advertise and market as appropriate, including the erection of a “To Let” board
• Arrange for prospective tenants to view the property
• Discuss with prospective tenants the terms for their occupation, which are acceptable to you as Landlord
• When agreement in principle is reached on a letting, obtain a credit report for each individual who is to be party to the agreement
• Arrange for the tenancy agreement to be drawn up and arrange for all parties to sign
• Collect the deposit and first month’s rent, which will be transferred to a designated bank account

MANAGED PROPERTIES

For the majority of our clients we undertake full day-to-day management. The managed work includes the above together with additional services, which include:

• Pre, post and quarterly inspections
• Dealing with day-to-day management problems, enabling our clients to have complete peace of mind
• Collection of monthly rent with regular statements sent to the landlord
• Arrange for the payment of contractors where appropriate
• Notifying the utility companies and the local authority of any changes of tenancy
• We also undertake the management of leasehold estates and apartment blocks
