SURVEYS AND VALUATIONS
Our Chartered Surveyors are experienced in the valuation and appraisal of residential, agricultural and commercial properties.
We are on a number of Mortgage Valuation Panels and regularly undertake valuations on behalf of lenders including Lloyds TSB and HSBC Banks.
VALUATION REPORTS
This type of report can be useful in establishing the current value of a property prior to negotiating its purchase, or indeed sale. Valuations can be undertaken for many other purposes including taxation, matrimonial, family division, insurance, probate or Inheritance Tax.
RICS HOMEBUYER REPORT
This form of survey and report will cover all parts of the property, which are readily visible or accessible, and is intended for residential property of conventional design and construction. Its purpose is to identify the main items of disrepair and defects within the property. This report is carried out to a set format defined by The Royal Institution of Chartered Surveyors (RICS). It will focus on significant and urgent matters.
BUILDING SURVEYS
This is a comprehensive examination that provides more detail than a Homebuyer Survey and Valuation Report. A careful inspection is made of all physical parts of the property, which are visible and accessible. This type of survey is ideal for all types of residential and commercial property and is the recommended survey for older and individual properties. An open market valuation and reinstatement cost for insurance purposes can be included if required.
In addition, advice can be given on boundary disputes. Plans can be provided where legal action is being pursued in road traffic or personal injury cases.
